be careful.... there is a grizzled old trader on these boards. he said there was no bubble. called me a fool a couple of years ago... even made fun of me in multiple post. he is a seasoned real estate mogul and knows all. as i tried to tell him it was a "credit bubble" he huffed and puffed and cracked wise again. i am thinking he will come set you straight....
