i just got back from maui today that place is the best place i ever been to in the world hehe better save more money if i want to live there though..... LA is O.K, lotta opportunity here at least. San Diego used to be great (IMO), like 10 years ago..... every time i go back there I like it less and less now
Are you guys forgetting the State Income Taxes? (I know you're not, but.....)......If you make $120,000 per year, you're paying an additional $1,000 per month in State taxes....that could go a long way towards buying a house in Nevada. As I've said before on this thread, I was born and raised in SoCal, and lived in NoCal for 15 years...I love California...it just makes no sense (or cents, LOL) to pay that much in taxes. I'm only 3.5 hours from "Grandma's house" in Long Beach....if I need a beach fix. All the best, Don
Even the "luxury home and neighborhood"markets are completely flooded. I live on the north fork of the island and took a drive to Sag Harbour on the south fork (hamptons) on Saturday for a party. Driving through Noyack (one of the most exclusive of the hamptons town) in an area called "artist woods" where richard gere, jimmy buffet..etc types buy homes. 1 out of every 5- 10 homes are for sale. If the ultra wealthy that bought here are selling...whos left to buy? The even wealthier? Sorry but there just aren't enough of those people to absorb the supply. I`m guessing places like La Jolla are in similar situation.
I agree with Don Bright on the tax thing. I am actually in the process of moving to South Padre Island, TX so I don't pay state taxes. Problem I have with Nevada though is that unless you are in Incline Village, its an ugly shithole. Who cares how much you save.
Don, could you give us a summary of Nevada real estate, especially the Vegas area? If it weren't for taxes, would you still live in Vegas? Or are there better places in Nevada or surrounding Vegas?
ugly shithole Geez, how do you really feel, LOL. I've been to S. Padre island, very nice...a bit hurricane prone... nice and safe here in Vegas, LOL. I think there is a "corporate tax" of some sort in Texas, very small for traders, not a big deal.
If I were to move to Vegas, I would probably choose something around Red Rock Canyon. Having just driven by and seen pictures that would be the most ascetically pleasing area around Vegas for me. Shit hole is a bit harsh, but I am not a desert person myself. I like the trees in Colorado. There are pros and cons to everything as we all know.
Since we spend so much time playing poker and blackjack (when we can get away with it)...it makes sense to stay here in Vegas. We have like 9 houses full of Bright's here. We had a flat housing market for literally 20 years. Very cheap. For example, I paid $206K in 2002 for a "nice" house on half acre, 2500 sq. feet, 110 trees, pool, etc. nothing fancy...but between 2004-2006 it went up to around $550K or so....now leveling off there (probably another 20 years, LOL. If you go out of town a bit (half hour from my office, for example), you can get 4 bdrms, pool, for around $250K still. The outlying areas are starting to move up more quickly now...no "cheap" land anymore, but still "value" compared to virtually anywhere else in the U.S. I like the idea that I'm only 3.5 hours from the beach, 30 minutes from Lake Mead when we get the time to take the kids/grandkids out, etc. Let me know what you're looking for, and I'll send you some listings if you like. I understand Texas has horrendous property taxes. I'm sure the total tax burden is still less than California, but I was surprised when a relative showed me just how high the real estate taxes were.
