Can someone go into further detail where in the West and South sides of Vegas are nice? What about the SW below Summerlin for example? There are a lot of new homes being built there but what is the area like?

    Thanks in advance!

    Hi Dustin,

I don't live in LV, but I've spent a good deal of time there. <grin> and yes, time away from casinos.

If you've been in the newer areas of Orange County, CA or greater Phoenix, AZ then you've seen those parts of LV. The development is just about exactly the same. The housing style, storefront setups, medians, and landscaping all share a common look and feel. I suspect it's very similar to the designs in the new areas of San Diego as well.

Quite frankly, whenever I was in Green Valley, with the exception of the views of the McDowell mountains and Camelback, I felt like I was right back in North Scottsdale. Maybe it's a misguided view, but I felt like Summerlin had fewer trees in most parts than did Green Valley and Henderson. I did like Summerlin because of it's proximity to Red Rocks and the surrounding mountain areas; great for mountain biking and running trails.

The home prices around here have gone straight up over the last 6 months. My niece just moved into a home that was built in a nice small tract south of town....before she got moved into the place, it went from $220K - $400K ....unbelievable.

Still good deals compared to CA and NY, etc., but catching up with the market. Resale homes sell the same day they're listed.

    What's your price range...?

OK thanks guys. Don our price range is $275k-375k, and from what I've found online it looks like we will be in the top part of that range for what we want. It's just really hard to look at real estate online when you have no idea what the areas are like.
