    Deal size is too small for them or even a business broker. 21k USD.
    Thanks for your input.

    IF it's got real estate;
    those RE brokers sell businesses with NO up front fee.
    CAN get some good ideas, values/trends\lots of good info.
    IF that was me ; i would maybe look in to buying an acre or 10 or 15acres . [Zoned to allow a service business]
    Inside city limits, maybe not that much land :D:D Wisdom is profitable to direct.....
    Have seen a few listings[shacks] under$10 ,000/Shake Shack maybe worth more:caution:

    What? It doesn't have real estate, it's a services business.

    OK that's why I noted i may buy an acre or 15,[or less, depending on location] in your example ;
    that way you can get some free good practical business advice.
    I assume it's business worth having, ??
    Many service businesses have RE; those worth buying + sellin' anyway.:caution:

    The asking price is just 21k, how will I afford RE with that?

    a]WELL, I always looked a lot on any lot,or RE + walked a lot on the property, before I bought .
    Plenty of ways to buy RE, lease buy, cash or credit buy .
    A helpful RE agent ,most likely a kind female\ should be able to show you some small commercial or starter homes , '' zoned for service business '', in her office.
    IF all the starter homes or business lots are $500k+/ ;
    find one on internet you like but tell the RE agent '' I DONT know if i could afford that $500,000??'' Its really non of the agents business what you net or gross, so I am using asking+ bid price for RE
    I have a service business maybe worth $17,000 or 21or $34,000, you say....
    z [Assume its worth $17-21,000-$34,000, but use real name in talking to RE agent not 888:D:D]

    Thanks for the input, I don't know how an RE agent would be able to find a buyer for a services business in a niche that's relatively unknown. Thanks anyways.

    NEVER can know until you ask.
    I bought + sold RE for 20 years thru REALTORS, but good edge for me I never prejudged it or figured i knew anything near what a REALTOR did on RE or related business.
    And they would know a lot more than me on a fair sellin' price for a service business;
    assume that agent has sold some businesses , some, not all RE agents have.
    Unknown would not matter, for a good business ;
    77 days or years in business, would matter a lot .
