  4. I know that there are homes for rent in my neighborhood, that have been for rent for at least 12 months with no takers. Rents aren't going up either.

    Home prices in my community have been down at least 10% already from the peak and still dropping. One home started at 425, now 369 and has been for sale by a flipper/realtor for over 1 year. Holding cost must be eating him alive.

    The owner of my place is such a dick, that I hope the market dumps 40+% when the lease expires, so I can make a crazy low ball offer and tell him to F Off. He's already neg cash flow more than 700/month.

  5. Taked to this girl yesterday who manages an apartment complex. She mentioned that she had just spoken to a couple that were moving out and they were moving into a house they bought with ANOTHER family.

    This is girl is from Orange county and wants to move to the South but her husband is from here in Carlsbad and he won't leave. She is mad because she can't afraid a house and said no way is she going to live with another family. Apparently her husband is content to wait around for his parents to die to get their house. His parents are only in their early 60's. Her parents live in Orange county and are trying to sell their house to move to Riverside County. They can't afford the area any more.

    Fun is just beginning. Wait unitil 30 year fixed hits 8%.
