It depends on the car, any Cadillac or full size truck or van with 11-14 MPG will do the trick some people commute over 100 mile round trip and sometime being stuck in traffic.
I would'nt be surprised if this was an attempt to inflate the value of the property with a couple of phony resales in order to pump up the perceived value of the property. Having done that, the then current owner gets a large mortgage on the property, and promptly defaults.
Yup, that is definately one possibility. This one would probably additionally require fraud on the part of the appraiser though.

The part that really made me chuckle is that, according to the listing, you have to pay taxes on that island! $38/year. At least it comes with a tree.
