Speculative real estate? Notice I only comment about the general state of the market and companies with market caps above 5 billion. And just for full disclosure, I do own RE (nonREIT) plays but they were purchased more than 5 years ago and won't be selling anytime this decade nor the next. The turn was signaled back when Shiller and Lereah were on CNBC a few months talking about the cooling in the hot markets as people moved out to less expensive surrounding areas. But where is the crash so many are looking for? Wasn't it suppose to be this year because of rising rates? But it HAS to be next year right? Like I said, make a little money and your criticized. And to answer my question in a prior post, no I don't believe traders on this site make money. Its a stomping ground to fill the void in the day from their jobs at the insurance office.
What is clear sir is that you are quite adept at manipulating the English language. Many of these stocks have experienced significant corrections in the past 3-4 months. Furthermore, it is your assumption that the selling is indeed finished. How will we know the end result until it occurs. However, you feel that your constant rhetoric will indeed signal some sort of lasting inflection point and re-flation will be the order of the day. I strongly encourage that you disengage from any more social contact with realtors and mortgage brokers. Good night.

If it pops on the CC will start selling some calls too and just went long the stock as a day trade.
maybe land-wise, 300 million homes (although i don't know how you are deriving this number), but infrastructure (roads, schools, internet connections, officials, etc) is not nearly developed in the vast rural expanses of land you are making your figure based on. just look at cell phones! the major carriers decided years ago that they would rather throw a repeater every 3 miles all across the states instead of investing in satellite or some other wide-range technology. and I *still* get dropped calls all the time *mutter*, & to top it off, look at any rural area .. zero coverage still. just wanted to throw that into the equation. although i will concede, that perhaps 50 years from now, rural *could* become a thing of the past and every where you turn there's a huge metropolitan area.. probably not though. look at houston and "inside the loop" versus outside the loop. it's taken years and years to build up any kind of commerce outside the loop, and it's weak at that. my .02
There will be no reason to live in Houston when you can live on a lake in Ok and deal with people holographically. World will change as much in the next 50 years has it has in the last 2000. Just a guess. John

Well, I'm glad you are holding your portfolio for the next 20 years: I have a few items I am holding as well - I liquidated a majority of my porfolio properties over the last 9 months. One thing I dont do: proclaim to the world that anything in my portfolio is a 20 year hold. Everything is mutable in light of changing market conditions and in my opinion, anyone that says otherwise is a fool.
