Be in the general area (far away from them) to let them to ask questions to their Realtor (and each other). At that time, they are putting their furniture (in their minds), in your house. The last thing they need is the owner popping in to "try and help". It's very tempting, but the quieter the better, on those second and third trips through the house...

THAT way ,when the standard[[my area = 3 bedrooms + 2 baths] was or was not met/ no problem. See, I could not say my starter home with one bath [or 4 baths is a super deal] LOL. Sure could get an average price of less $$ on 1 bath; but 1 or 4 bath would not be standard, in my area @ all. Ken, listen to me. This is the voice of experience. If you think Car Stealerships are staffed by immoral unethical people, you ain't seen nothing until you deal with Real Estate Agents. These people are probably the lowest on Society's totem pole in my opinion. When a Property is first advertised they will attach a high price to it, they're looking for the Suckers initially. Then if that doesn't work, they'll try other tactics like getting previous potential Buyers of other Properties from their database to attend your Property Inspections, partially to make it look like to YOU that they are earning their Commission, even though some of these people aren't in a position to buy. The Agent will then turn the screws on YOU, trying to get you to drop the price, sometimes to a ridiculous level, just to get that Commission and keep their average time of Sale up Remember Ken, Real Estate Agents are generally some of the worst people in our Society I've found, yes, worse than Car Stealerships.
