Couple questions: What's the lowest price you'd sell it for? So what's the gameplan if you sell it? Are you and the old lady going to move somewhere else together or are you going your separate ways?
After looking at all the photos, my initial gut reaction is that this needs to be discounted about $50k below market value so that a buyer can have the necessary wiggle room to bring the house up to date. The countertops and all the appliances are out of date and need to be replaced. Photos 10 and 11 clearly show that the neighbor next door actually has a backyard full of grass which makes your backyard look pretty awful. Even the trees in your backyard yard look like they need to be removed. Imagine a new family with a couple of young kids is looking at your property. The wife is going to hate the kitchen appliances and countertops, and there's no way she is going to let her kids play in a backyard that looks like that. She's probably going to want the whole inside painted as well. Here's the bottom line: Either you cough up the money for the improvements or you discount the house enough to motivate a potential buyer to pay for the improvements. Further food for thought: Listing prices of other houses doesn't mean anything. The fact of the matter is that most houses in your area that have recently sold have been below $600k. I'm with Baron, while it is a nice house, it doesn't meet the requirements for top end pricing in the neighborhood. The backyard looks pretty bad, and as someone with dogs who has to battle the damage from them, it isn't a quick fix, it is a project from what I see. I imagine it being a mud pile for a awhile after a good rain.

How it looks now, with new roof, deck and paint is a lot better than it was before.. but more needs to be done. Our sft 3900 way more than comps 3100, but you're right re dated surfaces and bkyd jungle. Thx for voice of reality, it means alot and you're right. Price strategy was to wait a couple weeks then drop to 625, then repeat and final drop to 598 if no buyers . Keeping wife, moving to Vegas and buying 350k condo
If it is enshrined in a HOA, better be darn sure you read all the rules of the association, or you could wind up absolutely hating the lack of freedoms.
This is true my Friend. Going from a free standing House to a Complex governed by By-Laws and Neighbors who are power hungry Association members can be an absolute sh1tfight. There's always someone who wants to rule the roost, play politics etc. Your Condo won't be the Playboy Mansion Ken. Association Members will use that against you in anyway they can.
Good points, I'll ask tenants how strict they are re HOA esp the property manager.. Hope they're more casual in Vegas... Looking at condos veer, sky, one and panorama
Like most of Ken's topics on here in recent years, what started out as a subtle brag has descended into something less then what he hoped for. According to Ken himself, he was going to : make a bundle trading a UVXY spike, scale into his 'inverses' exposure, get a divorce, and hook up with all sorts of lady friends he met online. This is not speculation, it's what he posted. He's mostly absurd in nature kind of the resident Walter Mitty.
Another thought, from something a real estate agent mentioned to me long ago, was that consistently lowering price can give a bad impression to people who maybe watching the house. The idea was there must be something wrong with it, or they are in hurry to sell so wait a little longer and it will come down more, and they offer below that price.
I read the whole thread before looking at the pictures and I was surprised what a nice place it is. I think there's enough house and in a nice enough 'name' area that you'll get what youre asking. Nice project for someone to end up with something great.People want to change the kitchen and bathrooms anyway usually.Polished floorboards and away with the carpet will really bring it to life.Lots of man cave/work shed areas for him. More landscaping would pay off. Photos online should be your 5 or 6 best ones.Get people interested and on the hook for a conversation.A good salesperson should be able to talk the potential right up. Good luck with it.
