One of the challenges is the high interest rate environment we're in, that extends the days on market
Don't even think of slaying the Agent Ken. That's part of her game plan. Remember Ken, you're just as much the Prey as the Buyer is. https://www.realtor.com/realestateagents/Susanna-Haynie_Colorado-Springs_CO_1566126_939489967
My goal is simply to sell my house at a good price. For those that have done so, have you had to lower price more than once? I read that if few showings, no offers within first 2 weeks, it might be a good idea to drop price a bit. But it looks bad if you drop price more than once or so..
Ken Ken Ken, is the Agent suggesting you drop the Price? They want the Commission. They'll suggest this to get a quicker Commission. Listen to me Ken. Been here numerous times.

You've mentioned the $50,000 more than once. Other than the new roof, by looking at the pics, it's hard to tell where the 50k went. Buyers expect freshly painted walls. Already went over that - it doesn't look like that happened throughout the house. As far as lowering the price, what are the terms with your agent? 90 day listing or longer? Is the agent any good? A really good agent would have answered the questions you're asking on this forum already. Pricing is one element, the marketing is another. Your agent was the one who arranged the pictures/photography and as others have noted, failed. Your agent should also have made the recommendations on the curb appeal. You already know that posting everything online is your realtor's attempt at making a great impression. What do you think is going on? Wouldn't entertain a price drop discussion within the first 30 days unless your listing improves from what it currently is. Look at houses in your hood which have sold quickly, look at the pics and the description. Sometimes it really is the marketing. Not all agents are good at it. Most of them suck, really. Good luck!
You don't need a real estate license to sell your own house in any state. It's simply easier to shop your house to a pool of buyers through the MLS, which is done through an agent.
Yeah, the mls feed gets distributed to all the other sites like redfin, zillow etc.. it's complicated, to learn, at least there's decent youtube videos.
Have the house professionally staged. Pro video’s are better than photos. It’s all about actively marketing it now. We are about halfway through the season. A RE Agent worth their experience would be showing this house as a pocket listing priced to sell before it went live on rmls. They would also be showing it a lot/frequently hosting open houses/actively soliciting for buyers. It’s a nice looking house but rates suck right now and this size will only appeal to a smaller segment of buyers. Good Luck. btw, if you are into woo, search on burying a statue, river ceremony, etc Weirdly works more than can be attributed to coincidence
This is where a great agent tuned to the local market is well worth their commission. They can price it to sell and not the typical “premium then drop” You are correct, the longer on the market the worse it looks. Folks are shopping for “deals.” As a generally rule deals are snatched up and don’t last.
