ACC pays a dividend yield of 3.7%, well above the REIT sector average of 3.1%, while trading at a forward FFO multiple of 22x, below the 23x REIT sector average and also below the 26x average multiple for apartment REITs. Unlike several other higher-yielding REIT sectors - retail and office REITs - that are facing stiff secular headwinds - we believe that student housing has a more favorable long-term outlook given the broader undersupply of housing units across most major markets and the need to modernize the physically and functionally outdated student housing stock.

    Student Housing REITs are among the most active developers in the REIT sector and utilize several different models to create value. The most attractive of these models, we believe, is the public-private partnership. A university or business in need of new campus housing facilities but without the desire to expend the capital to build one leases land to the REIT, which then builds, owns and manages the facility. The university gets an annual ground-lease rent check (again, without deploying any capital) and the students get a brand new housing facility, equipped with modern amenities. The university or institution, in turn, often guarantees a steady flow of renters. Revenue from this model comprises roughly a quarter of ACC's revenues.

    It's not sketchy Stoney, this is common practice lol. Hospitals for example, they do this stuff all the time. Not with housing but with all the surrounding office buildings for specialists etc. It's just the way it works. That's why I ALWAYS point out the importance of land.

    Regarding reits in general, that's the reason I gave you this one. Data centers have become too pricey, I mean they're all pricey, multi-family too.
    It's a unique niche, I'd wait for a pull-back though.

    As an aside, once again, a few years back I was savanting and wrote a whole thing about multi-family reits.
    They were at a low.
    I'll find it.

    Stoney... the cyber-security stocks are old news... everyone and their brother owns them now.
    To be savant, you have to see these things... once again.... "before they happen".

    I couldn't find the original post, I think it was actually a PM to a guy that was investing for his mom. Anyway, I knew cyber-security was under-appreciated back in 2018 and that it was the sector to be in. $PANW was like $104.... I told him to put his mom's money in it. I think it closed at $468 last week.

    And don't say batteries, lithium, EV's, etc.... I want something for 3 years from now.

    For lack of any ideas atm.... fuggit... I say buy.... and it's a slow slow moving elephant granny stock on the DOW.... but if we get a big correction.... there is only one pick until something better comes along.

    Generac... yeah its been a great performer, but I don't think people realize Cat's footprint in power generation. Be it temporary or back-up. Next time you drive by a cell-tower, look at the name on the generator next to it. The one that kicks on when the lights go out. Hospitals too.

    (RTTNews) - RenovoRx, Inc. (RNXT) has received a new 510(k) clearance from the FDA for RenovoCath Delivery System for targeted treatment of solid tumors. The company said the new design provides more targeted delivery of therapy which it believes can translate into more effective treatment with fewer side effects for cancer patients. RenovoRx received initial 510(k) for the RenovoCath delivery system in 2014.

    RenovoCath Delivery System is the device component of the company's initial product, RenovoGem. This drug/device combination used in the company's RenovoTAMP therapy platform is a dual-balloon infusion catheter delivering chemotherapy directly to tumors via arteries.

    Shares of RenovoRx were up 55% in pre-market trade on Tuesday.
