Funny....pre 1930 Miami Beach was hi-brow WASPY elite, Jews and others were excluded from the top places. Then a major hurricane, followed by a real estate crash, caused both the Wasps to flee and lose properties to foreclosure, and Jews started moving down in mass. Lots of them fled to Boca during the Cuban invasion of the 60's, 70's 80's to Boca of course.....Miami Beach really went "downhill"...home to poor old folks and working class cubans....ocean drive, lincoln road, were deserted. Artists and other cool people moved in......many then driven out by sushi fufu crowd....which is now being trumped by Ghetto chic.....what next?

if you're older then Kendall might be an ok choice, hell if your that "old" might as well stick to Ft Lauderdale or Boca or somewhere inbetween taking 95 south for a weekend cruise to south beach isn't that much worse from ft lauderdale than from kendall if you're younger, and by younger I mean in mind, not in age, I would say go south beach or mid beach and don't consider anything else the rental market is superb here right now, you can find great apartments from 1300-1500 for a 2 bedroom right on south beach and the crime is not worse here than anywhere else, take these "high crime" comments with a grain of salt I live one block from Lincoln Rd and life here is just gravy, trust me
I'm now looking at listings for South Beach. Looks good. Much better. I'll focus there now. Thank's guys.
I have not been to the kendall area in years...there is no way no how you can get me to cross le jeune....stick to south beach and for rentals look at coral gables on 37 ave and coral way area behind miracle mile.....there are some nice deals on Salzedo st in the gables...alot of 2 story old style apartments....and that area is very central..south beach will be a headache unless you have your own parking space and i mean your own as in gated if not you cant leave the beach ever...trust me...but there is nothing nicer than waking up in the morning and taking a dip in the water...peace and good luck
