How come nothing ever adds up with RS7? On 6/24/03 he says, "I just sold my house" and "I got approx. $500k." His buyer: "Sold it to a realtor/speculator. Did some pretty major remodeling," put in a new kitchen, all new appliances and marble floor; tore down an existing cabana structure; Crown mouldings, etc., etc. And apparently then added an entire half bath to the house from scratch. A full kitchen is going to run close to a bare minimum of $30,000 and generally for a kitchen in a 4 bedroom is going to run closer to $50,000 and up. The flooring alone will run from $5-$10K. Plus the adding of a half bath from scratch. On top of that, the buyer had an entire structure torn down and carted away, a structure substantial enough to hold at least a half bath. Besides not trying to make very much profit ($609K less construction, less purchase/selling costs, less $500K), all this work done and on the market in 12 days. Amazing.
