    The Florida real estate market is hot!!! The in-migration of Non U.S. citizens, baby boomers and investment money will keep prices here up in the future. If you have any interest in Condo's,
    Homes, Investment properties or questions sign on. Whether it be new construction or a resale. I'm talking Southeast Florida.
    That's Dade, Broward and Palm Beach counties.

    I formally worked on the floor of the Amex and PHLX for 30 years.
    I am a former Prop trader. Now I just read this site to keep up with what traders are saying. I would be happy to answer any questions that you may have. Or HELP you with your real estate needs. You can put questions on this thread or PM me...:D

    Showed your posting to people in my office. Do you have any interest in Boca, Ft Lauderdale, Hollywood or Aventura:confused: ?? The condo and home market here is doing really well..There is alot of interest coming to Florida. This market will continue to increase.

  5. Agree with Moffitt. I got a Delray Beach (next to Boca) Condo on the ICW and it has gone up a lot in value in the 2 years I've owned it.

  6. I get the Sun Sentinal sent to me once in a while because I'm actively looking to make a move to that area. Prices are escalating and the bargains keep getting farther away. Broward and Palm Beach are up there. Gotta go to St. Lucie and Martin counties for any real steals.

    The increase in Delray Beach over the past 4 years has been dramatic. It is a very nice community that has grown big time.
    The future for value could be St Lucie. That is if the plans
    for the area workout. The area is certainly being pushed.

    But the population exposure is still in the Dade and Broward county area. From Boca Raton south to Miami. Hollywood and Hallandale are hot and getting "younger"..Aventura is upscale.

    Oh BTW for all you traders out there. Think about having Uncle Sam pay for your condo. We have no State tax here!! The money you save in taxes could go towards you mortgage.

  9. The slick thing to do is buy in Broward to live and buy some stuff to rent in St. Lucie and Martin for long term appreciation. I do seem to see more bargains in Palm Beach county, though. Lake Worth and other property further away from the beaches.

    For rental properties nothing beats being near the water. The demand is always there. The added plus is that their prices will continue to rise. The "smart money" is buying up the beachfront.
    They buy tear down the old buildings and rebuild with new condo's. So the pre constuction buyers have been doing real well.

    If you can sit on value investing. Then Lake Worth or Wellington or St Lucie will do for the Future.
