It's always going to have that redneck quality. We do get a ton of SV expats. South/SW-side approaching Mt Rose is nice. We have a house in Montreux that we're selling. It's getting very congested. Old Northwest end of town is another enclave where Bill Harrah lived. The infrastructure cannot handle the growth. Water will be an issue within a decade. We've got elevation working for us. We'll stay in Incline once the kids are out of school.

He can utilize more for shares if need be, but we're going to calc return on $15K. Notional risk not to exceed $5K for now. He can use up to $15K provided the risk remains under $5K. One day's sample, but he earned over 3x theta today.
