"Rough" areas... Just an observation. You know what happens when the low wage workers are priced out? They have to move further away. A major city needs somewhere for basic workers to live. There comes a time when it starts to lose competitiveness and it chokes. This is the real world. Local workers were not getting those jobs in any number.
I own some rentals in the area where the other Amazon HQ is going up and already started building. Rents already pushed up 10% in the immediate area. There is no guarantee locals will be hired to fill all the spots as people can simply move into the area. Huge tax breaks were given and the real benefit is to local businesses when the HQ is finished through more foot traffic. Amazon did commit to re furbishing one apartment building down the block and turn it into affordable housing so that is a positive in the area. But the traffic is already horrible and there is still 1 major apartment building left to build plus the 3-4 HQ buildings and other commercial properties going up. Going to be a real traffic jam and one block away is one of the most popular Costco's in the entire portfolio. Gridlock to come haha.. Long Island City was a shitty location versus Arlington, VA so I think my area was going to be the larger more important HQ. AOC did not hold up a major deal...Amazon backed out when they saw how shitty it would be there. You think 1 or 2 Congresspeople are going to interrupt a billion dollar business and real estate deal?? Amazon did not need LIC and the set of buildings they are building one block from the Pentago is going to be impressive and is located 10 minutes from Reagan Airport, is between two metro stations, is one light to I395 which connects to I95 and the Beltway and is one light to cross the bridge into D.C. Dulles is 35-40 minutes away. LIC is far and way inconvenient and no one sane wants to deal with JFK.
I used to work in Crystal City in the '80s, and was surprised how many shops in the crystal plaza had closed when I visited last year.
There are quite a number of Jews in her district. It's all theatrics. She's an act. Paid very well for her acting. Notice how she cried FOR the cameras? She knows exactly how things will be filmed.
Are you referring to the underground because that died out when they created the new Crystal Drive. Crystal City has exploded once they turned Crystal Drive into a 2 way and widened the street with all those shops and restaurants. Then when they added the Potomoc Yard project down the road to connect it it became its own city. They destroyed all those warehouses and put up high rises and there are plans for more plazas and entertainment spaces in Crystal Drive. They are going to call it National Landing now with connections with the airport Crystal City and Pentagon City.
So the HQ is going into an already densely populated area one block from the Pentagon. They built new apartment buildings all around it and keep expanding. Nothing is going to be rezoned because thanksfully it is all prime real estate, a few select buidlings have views of D.C. the HQ plan will include new parks in between the buildings and all first floor retail and food spaces so it will become a walking destination. It was already growing that way but Amazon HQ is putting a fat cherry on top with final development of idle land there (used to belong to Worldcom MCI who was going to build in the early 2000s until telecom imploded).
