  1. Yes realtors built it ...it is theirs to use ... no controversy there ....

    However there is IMHO anticompetitive behaviour associated with the realtor contracts that usually state that you can not list your house on any other service if you want to list it in the MLS. This type of behaviour and agents refusing to show or acknowledge to buyers any property not in the MLS is where the ant-competitive complaints stem from .....

    I think that it really is very easy to sell any type of SFH property without the use of a realtor with equal or in most cases better results and as time goes on the MLS will continue to be supplanted by other listing services .....

    and by the way, there is very little difficulty is selling most property - even marginal ones - in any type of market if you know where to look .... In most cases IMHO realtors do very very little (even the best ones).

  2. Leaches excert very little energy....The little known law does not go deep enough....they must submit your offer...but then again they can tell the seller to not take it...

    Its all a scam.....the whole REALtor biz is UNREAL...We all know its a a numbers game, and they do very little for their money besides control yours...

    Probably I touched a nerve. You don't have good arguments so called me stupid, showing that you're the stupid and the low-life.

    Real-estate agents have a monopoly, and they get paid much more than they deserve. They're to highly paid for the amount of time they work, for the amount of funds they invest and the little education and brain power they need to do a good job, which many times they don't. Why? Because they're greedy, don't care and / or are inept.

    As in any field there are exceptions, but I talk from what I've experienced. If you're a real-estate agent and are doing a good job, congratulations! If you're not paid as high as the others you're a sucker. It doesn't change anything.

    The facts that the RE brokers hide the information and purposefully avoid owner sales show that real-estate is not a free market.

    As a consumer I invest my capital and take the risk; my agent takes none. When you live in a highly priced real-estate area it doesn't mean that you're richer, because you don't have the choice to buy cheaper. You don't have the choice to move because there's your job.

    If real-estate doubled over 5-6 years, there's no reason for real-estate agents to double their income too. I know it, you know it, everybody knows it. And things will change, and this is why you got aggravated and started to use invectives. Shame on you!

    Has it varied over time? Does it vary by transaction or by region?

  7. it isn't. every real estate deal is different. many full service brokers cut their commission all the time.

    there is no hard and fast real estate commission.

    and NO i am not a realtor--- i simply recognize that realtors can add value to a transaction.

  9. it is google earth with home value based on last tax assessment. that means the "value" of the home could be incorrect by 20 years.

  10. The areas I have checked out in FL have been pretty accurate. If you actually read the methodology, you would see that some regions are more accurate than others.
